How A Custom Home Starts: Seaside Park, New Jersey

We recently broke ground on a 10,000 square foot custom oceanfront home in Ocean County, New Jersey. We have been building in Seaside Park for years and expect their land values to go up exponentially now because of the dune works that protected many homes from Hurricane Sandy. 1. Installing Structural Pilings

The first step is to install the structural pilings properly. Structural pilings are used for deep foundations, a type of foundation distinguished from shallow foundations by the depth they are embedded into the ground. Deep foundations are needed for beach homes because of the poor soil at shallow depths.

More importantly, as is evidence by Hurricane Sandy, any beach home constructed in a FEMA designated “V” zone must have pilings embedded 10 feet below (-10) below flood elevation 0. The purpose is to maintain structural integrity of the residence in the event of a severe scour event such as a hurricane.

2. Footing Work

We finished installing the 151 pilings and are ready to begin footing work and construct our grade beams. A grade beam footing is a continuous reinforced-concrete member used to support loads with minimal bending. Grade beams are capable of spanning across non-load bearing areas, and are commonly supported by soil or pilings.

3. Formwork

The masons started creating the forms (the rectangular walled ditches). It is critical to set the forms at the right elevations based on the finished floor height. The position of the forms also needs to be set correctly according to the house layout.

4. Rebar

Rebar work reinforces the footings and grade beams. Concrete is extremely strong in compression, however, these steel bars are needed to compensate for concrete’s lack of strength in tension. This reinforced masonry allows the home to successfully carry the stress load.

5. Pouring Concrete

Our pump truck and concrete have arrived at the job site. We are going to fill up about 300 yards of 4,000 lb concrete, filling up the grade beams and footings. You will notice the hose; when pouring concrete, controlling the flow of concrete from the pump truck is key.
